A gate doesn’t announce it’s failing. It sags half an inch, scrapes the concrete, or lets out a groan you convince yourself is nothing. Then one morning it won’t latch at all. Photos of finished work have their place, but the ones that matter show what we started with. Here’s a look at real Sacramento gate repair projects: the sag, the rust, the dead operator, and what it took to make each one work like it should again.

Sagging driveway gate with a failed hinge post in East Sacramento
Before
After
Before
AfterIn East Sacramento, the original redwood posts on a 1990s driveway gate had finally given up. The hinge post was leaning hard enough that the gate dragged across the driveway with every open. We pulled the post, poured a new footing, and set it plumb before re-hanging the gate on new adjustable hinges. It now swings with two fingers and the latch catches without lifting.
Electric gate opener replacement after a power surge in Natomas
Before
After
A Natomas family came home to a gate that wouldn’t open after a summer storm. The control board on their old operator was fried and the motor bearings were shot. We replaced the operator with a LiftMaster unit, re-ran the safety edges, and reprogrammed all remotes and the keypad on site. Same footprint, no new concrete work, and the gate has cycled without a fault since.
Rusted latch and misaligned gate in Land Park

Every gate comes down to two parts, the latch that holds it and the post that carries it. In Land Park, the latch had rusted through and the strike plate didn’t line up by nearly half an inch. We replaced the hardware, shimmed the plate, and adjusted the hinge spacing so the gate catches dead center on every swing. The wind doesn’t win that argument anymore.
Bent gate frame and cracked weld on a pedestrian gate in Tahoe Park

A steel pedestrian gate in Tahoe Park had been hit hard enough to crack the weld at the top hinge. The frame was twisted, which meant the latch missed the post entirely. We cut out the old weld, straightened the frame, and re-welded the hinge tab in position. A coat of primer and paint followed. The gate now swings true and latches on its own.
Gate installation for a new side yard in Curtis Park

A Curtis Park homeowner wanted to close off a side yard that had never had a gate. We set a new pressure-treated post in concrete, built a cedar gate to match the existing fence line, and hung it with a heavy-duty latch. Since we don’t do concrete guesswork, the post was set to depth and allowed to cure before the gate went on. It opens smooth and locks up tight.
Automatic gate sensor failure in Pocket-Greenhaven

In Pocket-Greenhaven, an automatic gate had started reversing halfway through every close cycle. The photo eye sensor had worked loose from its bracket, so the controller thought something was in the way. We replaced the sensor, set the alignment, and tested the safety edges under load. The gate now closes the full distance and holds position without error codes.
